Building Maintenance Supervisor

North Vancouver

Who We Are Looking For

We are looking for a Building Maintenance Supervisor to oversee maintenance responsibilities at 5 different properties. You bring a positive attitude and energy to work every day. You are organized, you like to be busy, and are adaptable to changing environments. You enjoy solving problems and taking initiative. You take pride in building relationships and making a positive impact in your community. You are comfortable managing a team of laborers.

Qualifications + Attributes

  • Applicable educational background, with an interest in continued learning
  • Experience in minor home renovations
  • Effective organizational skills
  • Ability to prepare simple reports
  • Professional and committed to be a positive representative of the Darwin brand
  • Excellent communicator with ability to communicate directly and with empathy
  • Good sense of humour

Primary Job Responsibilities

  • Submit monthly maintenance reports
  • Coordinate repairs when a ticketed trade is required
  • Maintain positive relationships with all vendors and tenants
  • Perform regular maintenance on the facilities, including:
    • Changing light bulbs
    • Carpentry
    • Painting
    • Drywall repair
    • Minor plumbing and tile repair.
    • Complete approved tenant requests
    • Common area maintenance
    • Complete small commercial unit renovations to aid in lease up
    • Salt and shovel sidewalks
    • Ongoing landscape maintenance
    • Manage a team responsible for larger scale landscaping duties
    • Basic pool maintenance
    • Junk removal
    • Weekly site inspections
    • Coordinate annual fire, health and elevator inspections
    • Respond to tenant service requests, interfacing directly with tenants and completing the repair / schedule required trades, resulting in a positive experience for all.

Construction Project Manager

North Vancouver

Who We Are Looking For

We are looking for a Project Manager to oversee construction projects from start to finish. You bring a positive attitude and energy to work every day. You are organized, have excellent time management skills and an advanced knowledge of the construction management process. You like being a member of a team and are a strong communicator. You enjoy solving problems and taking initiative. You take pride in building relationships and representing Darwin in a positive manner.

Qualifications + Attributes

  • 8-10 years of Project Manager experience
  • Advanced knowledge of construction management process
  • Understanding of all facets of the construction process
  • Excellent time and project management skills

Primary Job Responsibilities

  • Manage financial aspects of contracts to protect the company’s interests and maintain good relationships with clients
  • Ensure that projects are constructed in accordance with design, budget and schedule
  • Assist, review and negotiate contracts, liaising with legal counsel, as appropriate, in conjunction with the Senior Project Manager
  • Develop, recommend and implement the project plan, after being awarded the project
  • Coach/mentor, provide direction, and review the performance of personnel reporting directly to you
  • Monitor and control progress, costs and budgets throughout the project
  • Review each project’s progress with the project staff as the project proceeds
  • Act to resolve disputes between the Company and owner, or Company and subcontractors when possible prior to escalating
  • Identify required and optional changes in project scope; negotiate change orders with the Owner/Sub-Trades
  • Participate in Consultant meetings, monitor the process and provide Consultants minutes and distribute reports
  • Oversee and direct construction projects from conception to completion
  • Meet contractual conditions of performance
  • Analyze, manage and mitigate risks
  • Ensure quality construction standards

Site Superintendent

North Vancouver

We are looking for a Site Superintendent to execute effective and quality construction projects. You bring a positive attitude and energy to work every day. You excel in collaborative environments and like being part of a team. You are a strong communicator and have the ability to grow strong relationships with people you work with. You take pride in doing a good job and representing Darwin in a positive manner.

Qualifications + Attributes

  • 5+ years experience in concrete and/or wood frame projects.
  • Ability to foster and\maintain strong, professional relationships with local trades, suppliers and consultants
  • Experience working in a collaborative, high performance, team oriented environments
  • Superior organizational and critical thinking skills
  • Strong written and verbal communication skills
  • Demonstrated proficiency in MS Word, MS Project and MS Excel
  • Passionate about building quality products and orchestrating intricate sites

Primary Job Responsibilities

  • Assisting the Project Manager in the preparation, implementation and monitoring of a construction operations plan, schedule and budget
  • Monitoring and reporting on actual budgets and project cost reports on a regular basis
  • Ensuring the adherence to all required safety policies on site
  • Managing the personnel necessary for the effective execution of assigned construction projects
  • Maintaining professional relationships with local trades, suppliers, customers, municipality and the general public
  • Monitoring and reporting on/and ensuring adherence to expectations on quality
