Who We Are Looking For

This role is for a Senior candidate who is confident running a project from conception to handover and familiar with all aspects of Estimating, scopes of work and expectations from Div 1 – 16. The Senior Estimator must be comfortable verbally communicating with Consultants and Owners.

Qualifications + Attributes

  • 5+ years experience with a GC or Developer in the Lower Mainland
  • Reliable and committed team player
  • Strong analytical skills, including proficiency with Microsoft Excel and Planswift/OnScreen takeoff
  • Position requires demonstrated problem solving and innovative decision making with the ability to work under tight deadlines
  • Adaptable to performing multiple functions
  • Strong organizational skills
  • Excellent communication skills and command of English is required
  • Demonstrated ability to work effectively under pressure

Primary Job Responsibilities

  • Running projects from initiation and conceptual design through to permitting then handover
  • Manage the tendering process
  • Analyzing prices and negotiating with trades
  • Quantity take-offs using onscreen take off or planswift
  • Building and maintaining local construction pricing & knowledge
  • Tracking project budgets

Financial Analyst

Who We Are Looking For

The role of Financial Analyst presents the opportunity to work on some of the largest and most complex real estate transactions in British Columbia. The Financial Analyst’s primary objective is to support the Development team’s underwriting process.

Qualifications + Attributes

  • Reliable and committed team player
  • Strong analytical and financial modeling skills, including proficiency with Microsoft Excel Knowledge ARGUS Valuation (ARGUS Enterprise) software is an asset but not required
  • Strong numeracy and writing skills are essential
  • Proficient in Microsoft Suite, including PowerPoint, Word and Excel
  • Position requires demonstrated problem solving and innovative decision making with the ability to work under tight deadlines
  • Ability to read, comprehend, and analyze complex client contracts and associated legal documents
  • Adaptable to performing multiple functions

Primary Job Responsibilities

  • Financial modeling and cash flow projections for real estate assets using Excel Property operating budget reconciliation incorporating detailed operating expense recovery methodologies
  • Analyzing investment returns, yield metrics, scenario analyses, and profitability of real estate investments
  • Pertinent property details review including but not limited to: Leases, material contracts, land use plans & zoning, property reports, existing and potential debt, and operating expenses reconciliation
  • Compiling, summarizing, and analyzing market research data and reports, sales & rent comparables, and unique market trends
  • Analyzing leverage and impact of debt financing on property cash flows and return metrics incorporating conventional mortgages, vendor-take-back financing, second mortgages, and other non-conventional financing
  • Valuation of development and redevelopment sites utilizing residual land valuation and comparable transactions approaches
  • Support the preparation of marketing materials such as marketing brochures, confidential offering memorandums, and investment analyses
  • Assist with transaction execution functions including preparation of property documents, transactional documents, due diligence support, and addressing deal-related inquiries

Building Maintenance Supervisor

North Vancouver

We are looking for a Building Maintenance Supervisor to oversee maintenance responsibilities at 5 different properties. You bring a positive attitude and energy to work every day. You are organized, you like to be busy, and are adaptable to changing environments. You enjoy solving problems and taking initiative. You take pride in building relationships and making a positive impact in your community. You are comfortable managing a team of laborers.

Qualifications + Attributes

  • Applicable educational background, with an interest in continued learning
  • Experience in minor home renovations
  • Effective organizational skills
  • Ability to prepare simple reports

Primary Job Responsibilities

  • Submit monthly maintenance reports
  • Coordinate repairs when a ticketed trade is required
  • Maintain positive relationships with all vendors and tenants
  • Perform regular maintenance on the facilities, including:
    • Changing light bulbs
    • Carpentry
    • Painting
    • Drywall repair
    • Minor plumbing and tile repair.
    • Complete approved tenant requests
    • Common area maintenance
    • Complete small commercial unit renovations to aid in lease up
    • Salt and shovel sidewalks
    • Ongoing landscape maintenance
    • Manage a team responsible for larger scale landscaping duties
    • Basic pool maintenance
    • Junk removal
    • Weekly site inspections
    • Coordinate annual fire, health and elevator inspections
    • Respond to tenant service requests, interfacing directly with tenants and completing the repair / schedule required trades, resulting in a positive experience for all.

Senior Construction Project Manager

Primary Job Responsibilities

  • Manage financial aspects of contracts to protect the company’s interests and maintain good relationships with clients
  • Ensure that projects are constructed in accordance with design, budget and schedule
  • Assist, review and negotiate contracts, liaising with legal counsel, as appropriate, in conjunction with the Senior Project Manager
  • Develop, recommend and implement the project plan, after being awarded the project
  • Coach/mentor, provide direction, and review the performance of personnel reporting directly to you
  • Monitor and control progress, costs and budgets throughout the project
  • Review each project’s progress with the project staff as the project proceeds
  • Act to resolve disputes between the Company and owner, or Company and subcontractors when possible prior to escalating
  • Identify required and optional changes in project scope; negotiate change orders with the Owner/Sub-Trades
  • Participate in Consultant meetings, monitor the process and provide Consultants minutes and distribute reports
  • Oversee and direct construction projects from conception to completion
